10.5 Acre Allocated Mixed Use Development
We agreed a deal for a mixed-use development in 2024 on an allocated
site within Hay-on-Wye, Powys. The land at Gypsy Castle Lane is a
c.10-acre site, allocated within the adopted Powys County Council
Local Development Plan (LDP) (adopted 2018) for mixed use
development. It is expected to comprise 1.8ha of housing at C.84no.
units, 2.4ha of employment and include open space provision, an
appropriate sustainable drainage system and meet wider national
sustainability goals in terms of accessibility and energy efficiency.
The site benefits from excellent road frontage onto the main Brecon
Road as well as unrivalled views down the Wye Valley.
World renowned for book festivals and bookshops, Hay’s unique
position on the border between England and Wales makes it ideal
for residents to explore and enjoy the beautiful border country and
Bannau Brycheiniog National Park. The sought after town offers
a wide range of local amenities as well as great access to both
Herefordshire and Powys employment areas. A Pre-App is being
prepared in line with the allocation and is due to be submitted in
early 2025 in preparation for a hybrid planning application soon
after.
